Versatile, move-in-ready, and ideally located in one of Greater Victoria's fastest-growing and most family-friendly communities, this Walfred-area home delivers space, function, and lifestyle in equal measure. The bright upper level is the home's main living hub, where an open-concept kitchen, dining, and living area flow out to a balcony. A cozy gas fireplace anchors the living room, sunny east-facing windows flood the space with warm morning light, and the kitchen is finished with stainless steel appliances, a centre island, and generous cabinetry. Three bedrooms include a generous primary with walk-in closet and 4-piece ensuite, served by a second full bath. Downstairs, the fully finished lower level is where this home's flexibility shines. With its own bedroom, full bathroom, living area, second kitchen, and a private entrance to the backyard, it functions as a self-contained space, ideal for extended family, a live-in nanny or teen, or guests. (Laundry is located on the lower level and shared with the main house.) Step outside to a level, fully fenced backyard with turf lawn, mature shade trees, and a tidy garden, a private retreat for entertaining or unwinding, accessed directly from the lower level. The double attached garage adds significant upside: keep it for parking and storage, or convert it into a workshop, gym, or future flex space. Additional highlights: cement-fibre construction, vinyl windows, laminate flooring throughout, natural gas and electric baseboard heating, and a full appliance package (fridge, stove, dishwasher, microwave, washer, dryer), truly turnkey. The location is unbeatable. You're minutes from Westshore Town Centre, Costco, groceries, dining, and coffee, with Ed Fisher Park, the Galloping Goose Regional Trail, and Thetis Lake Regional Park all close by. Spend weekends cycling, hiking, or paddleboarding at Langford Lake, in a quiet, established pocket where kids ride bikes and neighbours wave hello.

About
Rodney Henderson
Rodney has been a Real Estate professional since 2009 and has achieved MLS-award status every year since 2011. Clients attribute his success to his detailed nature, in-depth market knowledge, and his experience in construction. They take comfort knowing that the advice he gives is always in their best interest. His goal is to ensure that his clients have all of the knowledge needed to make an educated decision, including all of the reasons to buy and potentially even the reasons not to buy.
Rodney’s background is varied, from elite sports to customer service to construction to professional sales. From the first day he learned to ride a bike, his goal was to always go faster and be better. In 1994, he represented Canada right here in Victoria at the Commonwealth Games and then went on to a five-year racing career in Belgium. As you can imagine, when he decided to hang up the bike in 2001, there were some major adjustments, and he decided to move to Victoria from the Lower Mainland to pursue a career in Food Service, first in restaurant management and then as a territory manager for a multinational beverage manufacturer. While managing on Vancouver Island, Rodney learned time management was the key to success, providing a better service in less time. In 2007, turning his sales, marketing, and management skills towards the construction industry, he joined his cousin's boutique construction company specializing in lifting and renovating houses in Oak Bay. While applying his talents on the back-end of the business, Rodney learned hands-on how homes are built, what it costs to renovate, and what kind of renovations are possible. His vision has helped clients find their own diamonds in the rough and has saved his clients thousands of dollars and immense amounts of heartache.
Outside of work Rodney is passionate about his family and has recently taken up running where, (not) surprisingly, his goal is to always run faster and be better. If you happen to spot Rodney, you might find him playing at the park with his daughter (yes, he is the one going down the slide right behind her!), or out for a run around Elk and Beaver lakes, along Lochside Trail, or at one of Victoria's great running races like The Good Life Marathon, TC 10, or the Vancouver Island Race Series. While he achieved a qualifying time for the Boston Marathon in Fall 2015, Rodney is still chasing the sub 3:00:00 marathon time.
If you do see him around, don't be afraid to stop and say hi!
