NEW PRICE! Tucked into peaceful garden setting with ocean, mountain, and forest views, this thoughtfully designed 3-bed, 2-bath home offers a blend of comfort, quality, and easy living. Not a typical rancher built to the developer’s specs, but rather one where the owners embraced the benefits of the design and thoroughly enhanced them to create a durable low maintenance forever home, move-in ready with nothing to do but enjoy. The bright, single-level layout features 9-foot ceilings, abundant light, and an easy, open flow. At the heart of the home, the kitchen combines premium Miele appliances - including an induction cooktop and convection wall oven - with a generous island, custom Baltic Birch cabinets, and Caesarstone counters, creating a space that is beautiful and functional. A kitchen like this is rarely seen in a home of this price. The enhanced laundry includes Miele appliances, SS sink plus hanging, storage and folding areas. Every area has been designed with flexibility and organization in mind. ELFA storage systems provide adaptable, efficient storage, while the spacious primary suite offers multiple closets, including a large walk-in. The other bedrooms feature built-in cabinetry and space-saving Italian wall beds, and workspaces - ideal for family of any age, guests, hobbies, or working from home. A deep crawlspace beneath the home offers temperature-controlled additional storage. Streetside, one is greeted by colourful, established deer-resistant gardens. Private, fenced beds wrap the home, designed for year-round enjoyment, bursting with seasonal colour! and includes a lean-to greenhouse, multiple patios, a dedicated BBQ/smoker enclosure plus a 9-zone irrigation system. A botanical delight! Set in a unique residential-rural location, this home is a short walk to trails along the Sooke River, while being close to everyday amenities - a rare balance of privacy, nature, and convenience. Seeing is believing – arrange a viewing and decide for yourself.

About
Rodney Henderson
Rodney has been a Real Estate professional since 2009 and has achieved MLS-award status every year since 2011. Clients attribute his success to his detailed nature, in-depth market knowledge, and his experience in construction. They take comfort knowing that the advice he gives is always in their best interest. His goal is to ensure that his clients have all of the knowledge needed to make an educated decision, including all of the reasons to buy and potentially even the reasons not to buy.
Rodney’s background is varied, from elite sports to customer service to construction to professional sales. From the first day he learned to ride a bike, his goal was to always go faster and be better. In 1994, he represented Canada right here in Victoria at the Commonwealth Games and then went on to a five-year racing career in Belgium. As you can imagine, when he decided to hang up the bike in 2001, there were some major adjustments, and he decided to move to Victoria from the Lower Mainland to pursue a career in Food Service, first in restaurant management and then as a territory manager for a multinational beverage manufacturer. While managing on Vancouver Island, Rodney learned time management was the key to success, providing a better service in less time. In 2007, turning his sales, marketing, and management skills towards the construction industry, he joined his cousin's boutique construction company specializing in lifting and renovating houses in Oak Bay. While applying his talents on the back-end of the business, Rodney learned hands-on how homes are built, what it costs to renovate, and what kind of renovations are possible. His vision has helped clients find their own diamonds in the rough and has saved his clients thousands of dollars and immense amounts of heartache.
Outside of work Rodney is passionate about his family and has recently taken up running where, (not) surprisingly, his goal is to always run faster and be better. If you happen to spot Rodney, you might find him playing at the park with his daughter (yes, he is the one going down the slide right behind her!), or out for a run around Elk and Beaver lakes, along Lochside Trail, or at one of Victoria's great running races like The Good Life Marathon, TC 10, or the Vancouver Island Race Series. While he achieved a qualifying time for the Boston Marathon in Fall 2015, Rodney is still chasing the sub 3:00:00 marathon time.
If you do see him around, don't be afraid to stop and say hi!
