Affordable Gulf Island living with a rare lifetime marina membership included. Making a highly sought-after combination without the high cost of a foreshore lease. This charming 1100 sq ft, 2-bedroom house with detached garage sits on a sunny, treed 0.8-acre lot. Mudge Island, BC is just minutes from Gabriola Island, Nanaimo, and Cedar by boat. The Craftsman-inspired home has been thoughtfully updated and can be purchased turnkey if desired. All the comforts are here: a heat pump, WETT-certified wood stove, updated kitchen appliances and cabinetry, well and septic, BC Hydro with 200-amp service, and reliable high-speed internet. Ideal for year-round living, remote work, or a relaxing retirement. A sunny patio connects the home to a 20×30 garage and workshop with additional space for hobbies, an office, or a gym. Perfect for entertaining, this flexible and functional garage space features a dual-fuel wood and propane pizza oven. Gardeners will enjoy the established gardens with terraced beds, herbs, and fruit trees. 1/3rd of the property is fully fenced, perfect for dogs or even a small hobby farm. The remainder of the land remains beautifully natural, with native trees, tall Douglas firs, curving arbutus, and Garry oaks. Local zoning allows one residence and up to 3 outbuildings. Many types of home-based businesses are welcome here. See Mudge Island bylaws for details. For those seeking room to expand the possibilities, you'll be happy to know that the adjacent lot (Lot 108 Herring Heights) is also available for purchase. Mudge Island is home to a welcoming community of about 150 year-round residents and is well known for whale watching at nearby Dodd Narrows Park, where orcas and humpback whales often pass remarkably close to shore. Fishing, prawning and crabbing is popular and plentiful in the area as well.

About

With a background in commercial sales and specializing in project sales and marketing, Tony has an extensive history in the Victoria real estate market. He is also a well-known leader in the real estate community and is often featured in presentations or asked for his insights on condo-related media stories. Tony is a perennial MLS Gold Award winner and has also won the prestigious MLS Special Gold Award. From 2011-2015, Tony was the number one Realtor for number of strata sales.

Tony is a former member of Canada’s National Cycling Team and was awarded the Fair Play Award in 2002. He is also an avid runner, road and mountain cyclist, crossfit athlete, and triathlon competitor. Sport has played a massive role in Tony’s life, teaching him a strong work ethic, how to be a team player, and how to lead. Together with his wife, Erinne, who is a 2008 cycling Olympian, he wants to help ensure as many kids get a chance to play organized sports as he can. They have started an initiative called Guardian Athlete (www.guardianathlete.ca) to help kids from less fortunate backgrounds get into sports. He helps other organizations in the Victoria community, too, including Our Place Society, The Mustard Seed, Power to Be, and “Journey,” an initiative to build homes in third-world countries.

At the core of it, though, Tony is a family man. He is the proud dad to Xavier and Catalina, and, fun fact; he owns a modest mango farm in the Philippines with his sister.
