Discover privacy and pastoral charm in this 7.9-acre retreat, perfectly positioned just minutes from downtown Duncan and the new hospital. It's timeless character offers a mix of vaulted and coved ceilings, a sun-drenched kitchen, and spacious primary suite. The versatile floor plan includes three bedrooms, two expansive living/dining/family areas, a 30-foot bonus loft, and an unfinished basement ideal for a workshop. A lower self-contained, private 1-bedroom suite is perfect for guests or extended family. The grounds are a true sanctuary, featuring rolling pastures, a small orchard, 2 ponds, and private trails. Approximately one acre is deer-fenced for produce or flower gardens. Current owners run a successful artisan roadside stand. With a winding wooded drive leading to the lower acreage (where there is 50amp service), the site is perfectly suited for agri-tourism events. On municipal water & septic system. A rare blend of rural tranquility and urban convenience.

About
With over 20 years in client service, negotiations and contract management, I understand the importance of building solid relationships for successful outcomes. I have lived and owned homes in Victoria for 25 years and raised my family here. The communities around Greater Victoria are each unique and all have something special to offer. I travel regularly "up-island" and am familiar with some of those communities as well.
I'm as comfortable helping new home buyers as I am helping seniors transition to smaller homes. And I'm equally comfortable in the luxury home market - whether it's oceanfront or lakefront - downtown penthouses - acreages or wineries.
I'm a member at the Royal Victoria Yacht Club, and served on it's Executive in 2013-2014. I also dedicate spare time to my community as President of the Oak Bay Sea Rescue Society - a non-profit, all-volunteer Royal Canadian Marine Search and Rescue station (RCMSAR - Station 33) based out of Oak Bay Marina. Past affiliations are with Oaklands Community Association and the Victoria Youth Empowerment Society.
Whether you're local to Victoria and the Islands or searching from abroad, I invite you to browse my website and call or email me with any questions you have. I look forward to helping you with your home ownership needs.
